What is a nota simple?

A nota simple, formally called a nota simple informativa, is an informative extract issued by the Registro de la Propiedad (Land Registry) for one registered property, known as a finca. It reflects the registry information on the day it is issued.

For readers familiar with the UK or Irish system, the closest practical comparison is a Land Registry title register. The documents are not identical, but both are used to check the registered information concerning a property.

A nota simple is commonly used for due diligence before buying, checking recorded debts and charges, dealing with an inheritance, or providing information to a bank, notary or lawyer. It is informative rather than certified; a certificación registral, or registry certificate, is a different, slower and more expensive document.

Why ordering directly can be awkward from abroad

You can request a nota simple yourself through the official website. However, the official online process requires an account, is in Spanish and is designed around Spanish users.

A request needs the correct Registro de la Propiedad and sufficiently precise property details. Larger or tourist municipalities may be divided between several registries, while a small town may be served by a registry named after another town. If the wrong registry or incorrect property data is submitted, the request can be rejected and the fee must be paid again.

The property address alone is not always enough. Addresses may have changed, may not identify a single registered property, or may differ from the information held by the Catastro (Cadastre). Registro de la Propiedad and Catastro are not the same

The Registro de la Propiedad records legal ownership and charges, and it is the source of the nota simple.

The Catastro is a tax and physical inventory containing information such as boundaries, surface, cadastral value and the 20-character cadastral reference; it does not prove ownership or show mortgages and debts.

The two records can disagree, but the cadastral reference can still help us identify the correct registered property.

What you receive

You receive the original nota simple as a PDF by email. It is issued in Spanish by the relevant Registro de la Propiedad and shows the registry position on its date of issue.

Delivery is usually within 24–48 hours on working days. Weekends and Spanish public holidays can add time. If the registry cannot issue the document because the property does not exist as described, we contact you to correct the information before anything else.
