Find a Spanish cadastral reference by address
Enter the address and get the 20-character referencia catastral of every unit in the building, with its use and floor area according to the Catastro.
The referencia catastral is the official identifier of a property in the Spanish Catastro. It has 20 characters: the first 14 identify the plot or building, the next 4 the unit within it (each flat, shop or parking space) and the last 2 are check characters.
It appears on the IBI property tax bill and on the deed (escritura). You will be asked for it by notaries, banks, utilities and the tax office.
The Catastro describes the property but does not say who legally owns it or whether it has mortgages or debts: that is in the Land Registry, and you see it in a nota simple.
