Why the correct Mijas registry matters
Each property is recorded in one Registro de la Propiedad (Land Registry). Sending a request to the wrong Mijas office results in rejection because that office does not hold the property record.
Before submitting, we use the property details to work out whether the record is held by Mijas 1, Mijas 2 or Mijas 3. You do not need to choose the registry yourself.
Details needed to locate the property
Provide either the exact property address, including the street and number, or the 20-character cadastral reference shown on the IBI bill or deed. The cadastral reference is particularly useful where an address could identify more than one plot or registered property.

Frequently asked questions
Can I send my Mijas request to any of the three registries?
No. Mijas 1, Mijas 2 and Mijas 3 each hold different property records, and a request sent to the wrong office will be rejected. We determine the correct registry before submitting.
Can I request a Mijas nota simple directly from the official site?
Yes. You can request it yourself through sede.registradores.org at a lower cost than our service. The official route requires an account and the correct Mijas registry and property details.
